The best gifts are ones that someone can put to good use. In keeping with the "home" nature of your relationship, why not get her something that she could use at home like some tabletop accessories or a beverage dispenser? Classic Hostess has a great selection of beverage dispensers: http://www.classichostess.com/BeverageDispensers.aspx

However, I would definitely recommend the 24 Inch Apothecary Drink Dispenser. It's trendy and attractive and will definitely stand out on any table: http://www.classichostess.com/24inchetcheddrinkdispenser.aspx
References :
http://www.classichostess.com

There is a few things you can do. First why are you behind in your payments? are they too high? are you out of work? If they are too high call the finance company and tell them what you can afford a month. They usually can extend your loan to lower your payments. If you out of work and can see yourself getting back on track in a few months ask the finance company to work with you. They can usually extend you loan and give you a few months breathing room. When all else fails they really don't want your car. You can call them and tell them you have a buyer for "X" they know what the car is worth better then you do. They, more then likely have a few repeos already at the auction and know what the going sale price is. They will, more then likley work with you and let you pay off any diference over time rather then repo the car.
References :
30+ years running fleets

typically the banks prefer the short sale over a foreclosure. It's not that they do not want a short sale per se', the offer for the property has to make sense.

The bank or lien holder will have to weigh it's option of selling the loan on the wholesale market at 50 to 60 cents on the dollar to a discount loan servicer -vs- a short sale offer that may be less.

Typically, it's the agent or broker working the short sale making errors in the process that causes a home to go to foreclosure. This is only my opinion as I process numerous short sales per month and see the mistakes.
References :
www.shortsalesellit.com

Maybe a nice keychain would be appropriate, like this one:

Or any of these:

I like the "wish come true" because she is a realtor and that is what she does for her clients, helps them realize their dreams I guess.
References :
no not at all. They loose as well as the borrowers on these loans. You see when requested the lender3r must do a BPO at least and also a look into the borrowers finances as well. Then even if the bank agrees to it that may not be the end. They may have to send it to any PMI company that insures the loss and then they may see where a short sale is not in the lender the borrowers and their best interest. So the PMI insurance company who may be taking a huge hit in cash and the lender taking no hit. They may not be able to work out the $ of it all
References :
I have always thought that the real estate broker is the one to buy you a gift. Not the other way around. They make money off of you being their client (commission) and that is why they give you a gift.

It's nice that you want to give her a gift, but I am sure it is not necessary or expected. As buyers, we have always been given a gift basket or a gift card to a nice restaurant. I think you could do the same.
